  • What are investment options Retail, warehousing and logistics sector offer to Overseas and PE funds in India?


Anuj Puri: Apart from the favourite asset classes of office and residential, private equity (PE) has been taking increased interest in warehousing, logistics and retail real estate. PE investors and overseas developers are already looking at opportunities to enter India’s industrial and warehousing sector by investing in various development projects.

Investors from other nations, in general, and Asian countries such as China, Japan and Korea, in particular, have shown a lot of interest industrial development projects. A few key announcements that show their increasing interest are:

Anuj Puri: With the implementation of Goods and Service Tax (GST), warehousing and logistics’ spaces will start to see a consolidation of assets. Unlike earlier (small assets in various states), developers will focus on the development of large-scale, technologically advanced warehouses. 

Such assets will attract private equity (PE) investors, since they can deploy a larger amount in fewer assets, making monitoring easier. If they perform well, such assets can even fetch a better valuation when monetising through REITs or other ways.

  • How do you find the demand for commercial retail assets in 2016?


Anuj Puri: In the past few months, key leasehold retail assets across the country have come on the PE radar. A few reasons include well-managed Grade-A malls starting to enjoy better occupancy with rent escalation on the cards, after a lull of six to seven years. Such well-managed assets/ entities will attract investor focus.

Anuj Puri: Leasehold retail property usually has a higher probability of success as the developer is actively involved in the key functions of mall management, especially tenant management. Various new regulations like easing foreign investment for single-brand retailers, longer shopping hours and an updated framework for establishing Real Estate Investment Trusts (REITs) have attracted the attention of various private equity funds like Blackstone, Xander, GIC, Morgan Stanley, towards the Indian retail real estate sector. 

Various retail mall developers are also looking to sell their existing retail assets and raise funds for expansion.

After Jallikattu, Leaderless TN Youth Seek to Unite under One Banner

The recent upheaval at Chennai’s famed Marina Beach and other parts of the state by agitating students, who virtually kept the state administration under siege with a single demand of reviving the age-old bull taming event “Jallikattu”, can be viewed as a strong emergence of dominant student force in the state against such common issues.

Thousands of people joined students at Marina and other places in Tamil Nadu to air their dismay against the ban on “Jallikattu,” orchestrated by People for Ethical Treatment of Animals (PeTA), asking Central and State government to take steps to revive the event from this year’s Pongal festival.

The annual event, which has been held for thousands of years on the second day of the harvest festival Pongal (Mattu Pongal), was banned by the Supreme Court in 2014 saying that event accounts to astute cruelty on animals.

Spread by messages by a few students through Twitter, Face Book and Watsapp to assemble at Marina Beach for a simple sit-in protest on January 15, the place witnessed historical gathering amounting to more than five-lakh people including students, parents, villagers and office goers, who wanted government to bring in an emergency ordinance to hold the event.

Not even in Tamil Nadu, the entire Tamil Community across the world including in the US, UK, Sri Lanka, Australia, Canada, Singapore and Malaysia expressed their support to Jallikattu and joined hands to protest against PeTA’s move to make native bulls extinct and promote Western breeds in India through Jallikattu ban.

It was the great effort by the students, who did not represent any political organization nor allowed any politician or film personality to hijack their seven-day old peaceful protest, which caught the attention of the world and media that praised them for keeping the event peaceful while putting pressure on the government to bring in a permanent solution to conduct the event year after year.

Peaceful Protests Turn Violent

The government finally succumbed to the popular demand and promulgated the ordinance on January 23 which was made as a Law in the state assembly.  However, the seven-day peaceful protest turned ugly on Monday with police resorting to baton charge, fired gunshots  in the air and threw teargas shells on agitators, who became violent when police tried to remove them forcefully from Marina after they were asked to leave peacefully.

Hundreds of people, including students and police, were injured in the incident. The students were preparing to celebrate their success with a 500kg cake on Monday, when the cops asked them to vacate the venue, it is reliably learnt. It was highly unfortunate that many innocent boys and girls got injured who had congregated for a peaceful demonstration.

Had the government informed the students about the impending Bill and discussed the content of it when it was notified on January 21, the matter would have been ended peacefully. Call it miscommunication or deliberate attempt by some miscreants who wanted to hijack the real cause of the agitation, it is highly unfortunate that the ‘leaderless’ agitators finally had to call off the strike after a bloodbath and arson.

Headless and Powerless

Though students have shown exemplary courage and restraints to protest against Jallikattu ban, they were handicapped by not having a strong leadership to take their demands through proper channels to the government, bureaucrats or media. They should have united under a single banner with members drawn from each college in the state.

Every college can send five student members to the Federation every year on rotation, who represent and fight for a cause of public interest. They can even register the federation and fight the local election. In such case, their unity would be strong and member should be guided by bylaws to prevent infringements which can dilute the very base of the organization.


With people pouring on Tamil Nadu roads for a common cause, it can herald a new beginning of a strong and corruption-free state dominated by youth power.

India to witness ten-fold rise in cashless transactions by 2020

With technology aiding the growth of retail industry, the global contactless transactions at Point of Sale (POS) through cards, mobiles and wearables will hit an all time high of $500 billion by 2017, and India whose cashless transactions currently valued at $50 billion will see a ten-fold increase by 2020, according to research reports.

Data obtained from Juniper Research has found that due to surge in contactless-enabled POS terminals across the globe which is aimed at giving customers improved shopping experience and easy check-outs, cashless transactions, which is currently at $321 billion, will surge to reach $500 billion next year.


Technology implementation has gone up globally and many card companies have obliged retailers’ demands by make POS terminals contactless-ready, said Juniper.

For example, financial services provider Visa has introduced 3.2 million terminals in Europe till April this year, which is 23 per cent more than 2.6 million terminals installed at the end of 2015, the report said.

In India, a recent report by Google India and Boston Consulting Group have predicted that by 2020, close to $500 billion worth transactions will happen electronically through e-wallets and other digital mode of payment systems, which is ten-fold increase from the present level. The driving force to wide-spread digital payment acceptance is due to sharp increase in the use of smart phones with internet connection and increase in demand for comfortable, easy and fast shopping, said the report.


The report titled “POS Terminals: Market Strategies and Segment Forecasts 2016-2021”, further said that while many countries still remain clueless about contactless payment system, several developing and developed nations are overwhelmingly using contactless payment terminals across all payment platforms.

The Juniper report has predicted that by 2020, two in every three POS terminals will be contactless enabled POS terminals paving the way for huge demand for such terminals and abundant opportunity for payment device manufacturers.

Contactless cards, the report said, will rule the major markets, and will represent one in every two payment cards issued by 2021, and smart phone and mobile-POS will witness 20 per cent of total retail POS transaction value. However, Juniper warned that despite the overwhelming growth of contactless payment market, the growth will be limited in some growing markets.


Nitin Bhas, the research author said, “This is primarily due to the less supply of POS contactless enabled POS terminals, and also that some potential markets like India and Germany are likely to remain cash-centric for few more years.”

Bhas predicts that Germany will remain cash-centric economy with around 57 per cent of in store transactions happening through cash, while in India still more than 90 per cent of retail transactions are happening through cash.
