Physical Retail to Become Phygital by 2023: Hitesh Bhatt, RAI

India is on the threshold of retail revolution. Can you explain the growth factors responsible for such an outlook?


India is indeed on the threshold of retail revolution. Retail has been not just growing at a fast pace in India but has been undergoing tremendous transformation. As per an RAI – Deloitte report, The Indian retail industry is expected to grow to USD 1.1 trillion by 2020, registering a CAGR of 8.79% between 2000 and 2020.

There are various factors that are driving this growth. One of the biggest is the consumer: rising disposable incomes, rise of nuclear families has increased consumption. Moreover, the Indian consumer who has become digitally savvy and exposed to international lifestyles is buying more through all retail channels. The other very important factor is policy environment. There have been considerable positive changes from both central and state governments to facilitate ease of doing business and encourage retail growth. Some of them include: GST, furthering opening up of FDI in retail and several state-level retail trade policies.

The third and important factor is Technology that is at the base of all, it is accelerating the pace of growth and enabling transformation.

Post demonetization and GST, how do you see their impacts on retail businesses?


GST has been one of the most transformative steps by the Government in the recent years towards facilitating the promised ease of business. Retailers tell us that it has made life easier for them.

GST as well as demonetization have played an extremely important role in formalization of the economy.

Retail developments are majorly concentrating in Tier-II and Tier-III cities. Your take on this trend.


Tier-II and Tier-III cities are where real changes are happening as this is where aspirational India lives. The metros are all saturated. Tier-II and Tier-III towns are also rapidly adapting digital technology. The new business models such as ecommerce and mobile based e-tailing are increasingly becoming popular in India across tier I, II and III cities. The aspirational segment in the Tier II & III cities has shown a high desirability to keep up-to-date with the latest trends in style and fashionable merchandise. The trend was expected and will accelerate in the coming years.

With global giants fiercely vying for Indian e-commerce space and customers increasingly opting for online shopping, what is your forecast for Physical Retailing by 2023?


Physical retail isn’t going anywhere, though it will not be the same as it is today. Physical retail of 2023 will actually be Phygital retail. Stores will not be places to shop but centres of experience driven by technology such as IoT, Artificial Intelligence, Virtual and Augmented Reality.

According to you, what are the challenges faced by retail businesses? Your suggestions for possible solution.


The biggest challenge for retail is that despite being the second largest contributor to GDP, it has still not received industry recognition. This has lead to challenges like difficulty in access to funds to Indian retailers. While we get foreign retailers to India, we should also focus on making Indian retail brands worthy of going international. That is only possible when they have easy access to funds. Also there should be a level-playing field for players across formats and channels of retail.

  • What are investment options Retail, warehousing and logistics sector offer to Overseas and PE funds in India?


Anuj Puri: Apart from the favourite asset classes of office and residential, private equity (PE) has been taking increased interest in warehousing, logistics and retail real estate. PE investors and overseas developers are already looking at opportunities to enter India’s industrial and warehousing sector by investing in various development projects.

Investors from other nations, in general, and Asian countries such as China, Japan and Korea, in particular, have shown a lot of interest industrial development projects. A few key announcements that show their increasing interest are:

  • What will be the impact on logistics and warehousing sectors when GST becomes a reality?


Anuj Puri: With the implementation of Goods and Service Tax (GST), warehousing and logistics’ spaces will start to see a consolidation of assets. Unlike earlier (small assets in various states), developers will focus on the development of large-scale, technologically advanced warehouses. 

Such assets will attract private equity (PE) investors, since they can deploy a larger amount in fewer assets, making monitoring easier. If they perform well, such assets can even fetch a better valuation when monetising through REITs or other ways.

  • How do you find the demand for commercial retail assets in 2016?


Anuj Puri: In the past few months, key leasehold retail assets across the country have come on the PE radar. A few reasons include well-managed Grade-A malls starting to enjoy better occupancy with rent escalation on the cards, after a lull of six to seven years. Such well-managed assets/ entities will attract investor focus.

A few key deals seen in 2016 were:

  • ·         GIC bought a 50% stake in Viviana Mall of Sheth Developers in Mumbai
  • ·         Blackstone acquired the retail portfolio of Alpha G Corp through an entity level deal
  • ·         Blackstone has progressed well in acquiring a stake in the retail assets of L&T in Navi Mumbai
  • ·         Blackstone buying 50% stake in Pune’s Westend Mall


  • What are the impacts of Government’s recent regulations on retail sector?



Anuj Puri: Leasehold retail property usually has a higher probability of success as the developer is actively involved in the key functions of mall management, especially tenant management. Various new regulations like easing foreign investment for single-brand retailers, longer shopping hours and an updated framework for establishing Real Estate Investment Trusts (REITs) have attracted the attention of various private equity funds like Blackstone, Xander, GIC, Morgan Stanley, towards the Indian retail real estate sector. 

Various retail mall developers are also looking to sell their existing retail assets and raise funds for expansion.

What is the current market size and demand for AIDC products in India? What is Honeywell’s contribution in terms of meeting the demands?
According to “India Barcode Scanners and Printers Market Forecast & Opportunities, 2017” the revenues of the barcode industry in India are likely to grow at a large Compound Annual Growth Rate (CAGR) of around 30% during the period 2011-2017. This presents many opportunities for companies in the AIDC space, including Honeywell. Going forward, Honeywell AIDC is at the forefront of Internet of Things (IoT) for retail and e-commerce sector.
Honeywell has been and continues to working with our channel, our solution partners and with a number of customers across Indian sub-continent to identify and address their business challenges, through automation. Budget 2016: Indian Retail Sector Feels Let Down by FM


Chennai, India: March 14, 2016: India's Federal Budget for the 2016 fiscal though focused more on farm sector and gave a balanced outlook to other industries, stakeholders of Asia's fast-growing retail sector believe that the Budget did not offer any direct proposal to boost the sentiments of the business community but the sops offered to other sectors will have their implications on the retail sector’s long-term growth.

India’s retail sector, which is the third largest employment generator after agriculture and construction industry, adds considerable momentum to the country’s GDP year-on-year. According to industry sources, though there are no big-ticket announcements in the budget to add fuel to the retail sector’s growth, certain indirect measures proposed by the Finance Minister will improve the buying sentiments among the middle-class, and add up to the growth of retail and allied sectors.

Real Estate Regulatory Bill empowers buyers to take on errant builders


The much-awaited Real Estate Regulatory Bill has now broken the last hurdle to become a concrete legislation when it was passed by the Upper House of the Parliament – Rajya Sabha on Thursday much to the relief of home buyers who now got a legal arm to protect their interests.

The Bill has various provisions which can protect the interest of buyers, who have remained mute victims for years due to irregularities in the real estate dealings by unscrupulous builders across the nation. The provisions of the bill now will make the developers accountable and also bring in the much-needed transparency in terms of dealings and quality of the products.

Indian real estate has so far been remained unregulated which has made many becoming fly-by-night builders to take advantage of the gullible home buyers. Big builders are now happy because this bill will regulate the industry and cut-to-size the small-time developers who account for more than 60 per cent of realty transactions in India.

POS to Scale up Indian Retail Sector Growth in 2016

The fast evolving consumer preferences associated with advancement in technology has made the Indian retail sector one of the most vibrant among the Asian peers with the market indicators forecasting the sector to cross US $ 1 trillion by 2020 from the present $600 billion riding on 13 per cent Compound Annual Growth Rate (CAGR).

While government policies and macro economic conditions act as catalysts, technology plays a pivotal role in revamping the sector towards fast-track development. Thanks to advancement in Point of Sales (POS) technology, sales counters across India are witnessing complete makeover with traditional retail giving way to organized business environment clocking exponential growth. Automating operations by brick-and-mortar businesses with cashless transactions for enhanced customer experience is gaining ground across Indian cities.

Point of Sale hardware products such as barcode scanners, thermal receipt printers, electronic cash registers, barcode printers, Touch POS monitors, mobile/tablet POS and Cloud POS are in great demand with manufacturers expecting good sales in 2016 due to improved market conditions, feel experts.

However, on global perspective as per a 2014 estimate, of the 250 billion cashless transactions, India accounts for only 0.2 per cent through 1.2 million POS installations. With Reserve Bank of India (RBI) relaxing rules to allow cash withdrawals through POS machines across India, the demand for POS machines are going to go up further in the coming year, opines Bhaskar.

According to RBI Deputy Governor R Gandhi, “If India needs to reach the average levels of BRIC nations, we need to have another 20 million POS terminals from the present 1.2 million machines connecting rural and urban areas. With India having more than one billion mobile connections, the retail payments in the next five years would be increasingly driven through mobile payments, the top RBI official lamented.

D Bhaskaramoorthy, posiflexRecently, several state governments including Rajasthan, Andhra Pradesh, Orissa and Madhya Pradesh have started introducing POS machines at their fair price shops to reduce pilferage of food items meant for public distribution. These hand-held POS devices with biometric fingerprint scanner will soon find place in thousands of ration shops across the country.

Expressing optimistic about POS market in India, D Bhaskaramoorthy, Vice-President – Sales, Posiflex Technology (India) Pvt. Ltd, one of the leading POS hardware brands in India, says, "With FDI opening up for Retail sector and GST implementation looking brighter in 2016, we can foresee a potential growth for retail segment vis-à-vis POS and peripherals in India as more and more stores are expected to automate their business to enhance sales and back-end operations.”  

Implementation of GST will enable easier movement of goods across the nation, thereby benefiting retail operations pan-India, he says.

Parliament Lockjam: Will Real Estate Regulatory Bill Ever See the Light?

The tall climes of steady upward growth are notwithstanding, the real estate sector in India, which is the second largest employment generator after agriculture, has been in doldrums for the last few years owing to economic downturn with developers looking for a ‘miracle’ which can turn the tide for the sector in 2016.

There have been a few positive developments in the recent past such as opening up of Foreign Direct Investment (FDI), introduction of REITs and recently, the cabinet passing the much-awaited Real Estate Regulatory Bill which have created positive vibes among the real estate community.

Though the success of the first two initiatives can be gauged on the basis of investment scenario, which again depends on the economic growth, the enactment of real estate regulatory Bill as law is expected to add the much required impetus to the sector’s growth vehicle in the year 2016, feel real estate experts.

"Cloud computing is taking the lead in sophisticating POS counters in India"

The evolution of Point of Sale (POS) in India is closely linked to the growth of the retail sector, a major contributor to GDP, during the last two decades. Technology has played a key role in bringing sophistication, ease of use, efficiency and automation into the various business activities related to the retail sector. 

The evolution of POS in India can be attributed to a few major need-based factors. In the early 80s, the economy was sluggish, the purchasing power of people was much less and so were the number of retail stores and consumer items they traded. The industrial liberalization which started in the early 90s, opened the flood gates of economic activity and opportunities, and ever since there has been a steady increase in purchasing power among consumers. 

Store owners needed to stock more new and existing items to cater to the renewed customer needs. This had posed new challenges for them at Point of Sale as they had more customers to handle, more stocks to maintain and of course, more staff to manage.

‘Need For A Policy Change In Affordable Housing’

My first and foremost priority would be to work with the authorities, like CMDA, DTCP, and see how best we can bring down the approval cycle to the minimum possible time. Approvals are taking six months or even one year, and the ultimate sufferers are the end users.  After all, developers are playing a role of middleman, wherein they accumulate various components like land, contractors, building materials to produce the finished product. As a project gets delayed, the cost of interest comes on it. This cost will finally pass on to the customers.

We Need Single Window Clearance For Faster Approvals

1. Doshi Housing has created a niche for itself in southern realty market. What do you think are the reasons behind the un-eroded customer base?

From inception our focus has been on providing quality homes at affordable prices. Middle income group is our target segment. Most of our projects are located in suburbs where basic infrastructure is available and the customer does not have to commute long distances for basic amenities. We have always delivered more than what we promise. All these factors have been responsible in creating a strong brand identity for our company and helped us in developing a loyal customer base.
